Rooftop Membrane — Apartment Block — Vaucluse

The existing roof suffered from chronic leaks due to poorly designed box gutters that allowed water to pool beneath the metal roof, reaching depths of up to 100mm in some areas.

Our comprehensive solution involved the removal of the metal roof and framing while preserving the existing hot pour membrane. The proposed build-up includes:

• Mechanically fastened 60mm UHD XPS Foam Insulation to achieve compliance with section J1.3 of the NCC.

• A single layer of 200um polyethylene slip sheet.

• Reinforced sand and cement screed installed with 1% falls for optimal drainage.

• Fully bonded Sika Sarnafil G41020L membrane for robust waterproofing.

In addition, SRS delivered the following upgrades:

• Installation of new 100mm drainage points to existing rain-heads and 100mm emergency overflows.

• Rooftop plumbing enhancements, including 19 copper vent stacks.

• Construction of 5 reinforced concrete skylight upstands for Velux flat roof solar-powered skylights.

• Addition of 3 bathroom exhaust stacks in reinforced concrete, complete with Fantech speed-controlled fans and dedicated wiring to the basement switchroom.

• New television cabling and antenna installation.

• Concrete spalling repairs to the parapet.

• Installation of vapour emission control ports.

The result was a fully insulated and compliant roof system with positive drainage to all points, complemented by upgraded exhaust plant and automated skylight systems.
