SRS has been engaged to provide an insulated roof solution to this building
The original roof build-up was 20mm of hot pour bitumen over a negative fall concrete slab.
At some point in the past, the roof assembly had been covered with a timber roof frame and a concealed fastened metal roof with an internal box gutter.
The roof leaked continuously as the box gutter could never drain correctly – this led to water constantly pooling under the metal roof to a depth of 100mm in some locations.
The build-up solution is to remove the metal roof and framing, leave the hot pour membrane in place and provide the following layers;
- Mechanically fastened 60mm UHD XPS Foam Insulation to comply with section J1.3 of the NCC.
- A single layer of 200um polyethylene slip sheet.
- Reinforced sand and cement screed to 1% falls.
- Fully bonded Sika Sarnafil G41020L membrane
In addition, SRS is currently providing the following work;
- New 100mm drainage points to existing rain-heads.
- New 100mm emergency overflows.
- Rooftop plumbing upgrades including 19 copper vent stacks.
- 5 new skylight upstands in reinforced concrete to suit Velux flat roof solar-powered skylights.
- 3 new bathroom exhaust stacks in reinforced concrete complete with Fantech speed-controlled fan units and dedicated wiring back to the basement switchroom.
- New television cabling and antenna location.
- Concrete spalling repairs to the parapet.
- Vapour emission control ports.
The result will be a complete new insulated roof system with positive falls to all drainage points complete with new rooftop exhaust plant and automatic skylight systems.
